Sr. Facilities & Operations Specialist Galleria area! $110-115K plus bonus, with some margin. The company is based out of New York and extremely professional. It is a private equity investment firm. They opened up the Houston office in October. They have 4 in Houston and will be growing. The New York office has 95 employees. They would love someone polished out of CBRE, JLL, etc. Would like someone with commercial facilities management, operations (i.e. mechanical, electrical, plumbing, facility management). Really want a degree; might look at an Associates degree. Must have commercial experience. Will handle, office medical and industrial moves. Some travel involved.
Responsibilities:
Proactively monitor the health of our real estate and facilities portfolio. Identify improvement and cost savings opportunities and lead the process of establishing and implementing initiatives that ensure improved operational efficiencies.
Point of contact for facility related repairs and maintenance throughout the portfolio; coordinate subject repairs with the various external vendors.
Assist and/or manage commercial real estate projects, including construction, maintenance, relocations, space management, and equipment layout planning
Coordinate with the real estate team regarding special projects for new properties (leased or purchased), decommissioning properties (coordinate repairs after move-out) and acquisitions (Also to include: moves (coordinate all the various trades), repairs and maintenance, renovations, facility procurement (furniture, HVAC, facility supplies, shelving units, building signage etc.).
Manage existing real estate vendors. Proactively identify and select new vendor resources, ensuring you effectively negotiate the terms and scope that best address the evolving needs of the real estate portfolio
Assist with the implementation of a Facilities Management System and drive the system rollout to the portfolio companies
Assist with the implementation of energy management and sustainability program
Foster strong relationships with key stakeholders as well as property managers, vendors, and service providers
Requirements:
8+ years of experience in commercial facilities management, operations (i.e., mechanical, electrical, plumbing, facility maintenance, safety, project oversight) and construction project management.
Bachelor’s Degree required or equivalent work experience
Strong analytical and problem-solving skills
Excellent oral and written communication skills, with the ability to effectively communicate across all levels of the organization

Excellent time management and organizational skills, with the capability of handling a variety of tasks simultaneously while ensuring adherence to company objectives and deadlines
Strong project management skills

Ability to develop strong relationships across the business and with external parties
AutoCAD experience a plus
